![]() And even if it doesn't quite hold together, the movie's got a fantastic look to it (courtesy of the great cinematographer Conrad Hall), and the three stars bring depth and dimension to their well-written roles. Mel Gibson, Michelle Pfeiffer, Kurt Russell, and Raul Julia star in director Robert Towne's crime adventure about two former high school friends-one now a 'celebrity' cop, the other a drug dealer desperate to get out of the business-who fall in love with the same woman, a beautiful restaurateur. After he helps Joanna and the chef, she gets in her car and drives off. Continuity mistake: When Kurt Russell pulls into the police station (when Joanna is trying to get her chef out) he pulls up behind Joannas car. There's a big deal going down with a drug lord (the late Raul Julia), but as it twists and turns, Towne's story is really more about personal loyalties and individual honor. Purchase Tequila Sunrise on digital and stream instantly or download offline. Visible crew/equipment: As Mel Gibson is getting off the fork lift, a camera man appears in the rearview mirror. Their personal and professional conflicts are intensified by their love for the same woman, a waitress (Michelle Pfeiffer) at the Italian restaurant they both frequent. Two former high school friends, one a cop, the other a drug dealer, both fall for the same beautiful restaurateur, as relationships are tested. Critical reaction was decidedly mixed, but there's plenty to admire in this silky, visually seductive film about a drug dealer (Mel Gibson) whose best friend from high-school (Kurt Russell) is now working for the Los Angeles sheriff's drug detail. That's what you do about it.Robert Towne is one of Hollywood's most celebrated screenwriters, but because his directorial efforts have been few and far between, anticipation was high when this star-powered crime story was released in 1988. ![]()

![]() General responsibilities of owning a rental property include: The investor or owner has to take on the role of the landlord and all the job responsibilities associated with it. Rental property investing is not passive income. Unlike rental income, a sale provides one large, single return. In addition, as with the ownership of any equity, rental properties give the investor the possibility of earning profit from the appreciation, or increase in value over time, of the property. The first is that investors earn regular cash flow, usually on a monthly basis, in the form of rental payments from tenants. There are several ways in which rental property investments earn income. The Rental Property Calculator can help run the numbers. Given proper financial analysis, they can turn out to be profitable and worthwhile investments. ![]() However, compared with equity markets, rental property investments are normally more stable, have tax benefits, and are more likely to hedge against inflation. Rental property investments are generally capital-intensive and cash flow dependent with low levels of liquidity. For older properties, it is typical to assume higher maintenance and repair costs. More commercial rental properties, such as apartment complexes or office buildings, are more complicated and difficult to analyze due to a variety of factors that result from the larger scale. In some cases, industrial properties can also be used as rental property investments. Real property can be most properties that are leasable, such as a single unit, a duplex, a single-family home, an entire apartment complex, a commercial retail plaza, or an office space. Depending on the type of rental property, investors need a certain level of expertise and knowledge to profit from their ventures.
